A house wash sounds simple until the house has painted stucco, vinyl siding, a screened lanai, oak trees, a pool, and an HOA deadline. West Orlando has all of those in the same service map.
Orlando West Soft Wash matches a homeowner with a local soft-wash crew for the exterior; we do not wash houses ourselves, paint them, repair stucco, or pretend to be a contractor. Our framing is low pressure plus detergent, with a surface assessment before a crew agrees to work.
Stucco is not a concrete driveway
Exterior stucco has texture, joints, penetrations, windows, vents, and sometimes a finish that is already chalking or cracked. High pressure can drive water into openings, lift paint, damage sealants, or leave a clean stripe beside a damaged one. A low-pressure detergent process can reduce impact, but the crew still needs to protect openings, control runoff, and rinse in a way that suits the finish.
Vinyl siding, fiber cement, painted trim, soffits, gutters, screens, and pool enclosures each have their own failure modes. Ask whether the crew will use a test area and how it avoids forcing water behind siding or into soffit vents. If there are cracks, loose caulk, failed paint, or a leaking window, cleaning may not be the first trade to call.
Florida weather explains the return of grime
NOAA 1991–2020 normals for Orlando International Airport show a wet-season pattern. Those climate normals are not a promise for a particular street, but they help explain why a wall or shaded screen can repeatedly see dampness, pollen, and organic debris. Wind, tree canopy, irrigation, and orientation then make two sides of the same house look different.
UF/IFAS Extension is a better source for Florida landscape and plant guidance than a viral chemical recipe. A source does not choose the right detergent or pressure for your stucco. That is why the local crew needs the material, age, stain, access, and landscaping details.
Plant protection and runoff
Plants under eaves, orchids, bromeliads, citrus, mulch beds, turf, pools, and storm drains deserve a plan. Ask what will be pre-wet, covered, rinsed, or moved. Ask how pets and children stay clear of the work area and what happens if wind changes the spray pattern. Product labels and local rules control what can be discharged.
We do not recommend DIY bleach recipes. A concentrated household mixture can burn leaves, irritate skin and eyes, corrode fixtures, and damage the finish a homeowner is trying to clean. Mixing chemicals can create dangerous gas.
What a useful scope includes
- Surfaces included and excluded: walls, eaves, gutters, screens, doors, and trim
- Stain expectations and whether a test area is planned
- Detergent, low-pressure application, dwell, rinse, and plant-protection approach
- Access, water supply, gates, pool equipment, and delicate landscaping
- Weather rescheduling and what happens if repairs are found
A house wash should not quietly become a roof treatment or a paver-sealing package without a separate scope. Paver sealing is adjacent, not automatically included.
